The Real Cost of Prefabricated Office Pods Compared With Conventional Fit-Outs

A prefabricated office pod can look more expensive than a conventional fit-out when the comparison stops at the supplier quotation. That is often the wrong comparison. A built room may have a lower-looking materials figure but still require design coordination, permits or landlord approvals, electrical work, contractors, site protection, cleaning, and disruption to occupied areas. A pod concentrates more of those costs into one delivered product.

For a procurement decision, the useful question is not “Which option has the lowest purchase price?” It is: which option delivers the required level of privacy for the expected period of use, with the lowest total cost and least operational risk? The answer depends on the building, the required acoustic outcome, the number of users, and how likely the workplace is to change.

Compare the full cost, not just the construction quote

A conventional fit-out creates a permanent room by modifying the building. Its budget normally extends beyond partitions and doors. The project may involve measured surveys, drawings, approvals, demolition, fire protection changes, mechanical and electrical work, ceiling or floor alterations, finishing trades, and project management. In an occupied office, access restrictions and out-of-hours work can also raise the final cost.
